What?
Accessory Dwelling Units (ADUs) are legal, permitted, housing units that can be converted from existing spaces or built new, ground-up in open spaces. ADUs are required to have a minimum of a kitchenette and a ¾ bathroom to create a fully functioning living space.
Single-Family Properties –
You can create a maximum of 1 ADU and 1 JADU (Junior ADU) on the property. ADUs may be attached to the main home, created from converting a garage, or could be an entirely new detached structure on the lot. JADUs must be converted from space contained in the existing home.
Multi-Family Properties –
You can convert existing spaces to create 1 ADU (per every 4 existing units) from spaces like garages, storage rooms, laundry rooms, basements, etc. ADDITIONALLY, you can build up to 2 detached ADUs in open spaces on the lot.
Why?
ADUs are one of the best, most cost-effective ways to add significant value to your home or investment property. The new California ADU laws established in 2020 allow for exemptions from parking, lot coverage, and many other zoning issues that typically prohibit owners from adding additional units.
The value created by building a legal, permitted ADU is typically 2 to 3 times the entire cost of the project. There is no better investment return available for current and future property owners.

When?
Now! The 2020 California law included a 5 year window for property owners to create ADUs without owner-occupancy requirements (except JADUs). Once this window is closed it’s unclear whether cities will continue to allow ADUs without owner occupancy requirements.
