Our Sell-Side Representation Process

When it comes to selling your multi-family property, our goal is assist you in maximizing the potential of each transaction through our superior sell-side real estate brokerage services.

INITIAL MEETING
We typically request that these happen at the property so that we can inspect the property and make a general assessment. At this meeting, we discuss your value expectations, motivations for the sale, and timeline for the transaction.
MARKETING PROPOSAL
Next, we will create a marketing proposal which will include our assessment of the asset, pertinent market research and data, and a proposed budget for any required repairs or improvements that will help to improve the value of the property.
PRE-LISTING POSITIONING
After finalizing the Marketing Proposal, our team will help you execute the action plan to prepare the property to go to market. At this time, we make the necessary repairs and improvements, gather missing tenant documentation, and take any other action that will help to immediately improve the value of the asset.
LISTING
Once the property is ready for listing, we will take professional photos of the property and gather the necessary diligence items that will need to be disclosed to buyers such as: lease agreements, rent rolls, financial statements, property tax bills, insurance statements, etc. We have a checklist, don’t worry.
RECEIPT OF OFFERS
Once we begin receiving offers on the property, we will select the most appealing few offers and allow those buyers to make physical inspections of the property and provide them with the diligence information. After they have had time to review, we will ask for each of them to submit their best and final offer.
OFFER SELECTION
After reviewing each of the offers and the subsequent buyer information, we will work with you to select the offer that has the highest combination of value and certainty of close. The highest offer is not always the best!
ESCROW/CLOSING
Once in the transaction is in escrow, our team will facilitate the closing process through closing day and beyond, insuring that there are no loose ends post-closing.
