Our Home Selling Process

At 3L Properties, our team understands that selling a home is a personal and unique process for each and every client.  This is why we take the time to fully understand the desires of each client and formulate a transparent plan to achieve the success of the transaction as defined by the client.

INITIAL MEETING
This is where we get to know you as the client and discover what your desires for the sale are. We come prepared with information about your neighborhood, recent comparable sales, and our idea of what the market value of the property is in today’s market.
LISTING PROPOSAL
1. Next, we put together the listing proposal including our marketing plan and also a ‘home improvement’ plan if necessary. This home improvement plan will identify aspects of the home that, if the client so chooses, could be upgraded or repaired to achieve a higher sale value.
PRE-LISTING PREPARATION
Once the listing proposal has been finalized, our team jumps into gear, preparing the home to go on the market. This could include repairs and upgrades, staging, and any other activities that can positively impact the sale value of the home.
LISTING
Once the home is ready to hit the market, it will be listed on the MLS and other online platforms in addition to other marketing activities such as geo-targeted flyer campaigns and social media posts to drive the most traffic possible to the home.
RECEIPT & SELECTION OF OFFERS
Once offers have been received, our team will work to vet out the buyers to insure their interest level and ability to close. At this time we will make a recommendation to our client as to which offer is the strongest, which is the offer with the combination of the highest value and certainty of close. The highest offer is not always the best!
ESCROW/CLOSING
Once the transaction is in escrow, our team will facilitate the closing process through to closing day and beyond, insuring that there are no loose ends post-closing.
